Why there is no single price
In Algiers, two apartments in the same building can sell at very different prices. The exact location, the condition, the floor, the view, the real surface area, the finishes: all of this shifts the value far more than a simple "average neighbourhood price". A single figure therefore means very little. The real question is not "what is the m² worth here", but "what is THIS particular property worth".
Why the figures online are misleading
Algeria has no public database of transactions, as exists elsewhere. The figures found online are therefore rough estimates, often far from reality. As bank-channel transactions become the norm, the market should gradually become clearer, but that will take time.
What really determines a property's value
Beyond the neighbourhood, real value comes down to concrete details: the exact address and immediate surroundings, the condition and quality of any renovation, the floor and whether there is a lift, the view, the real surface area and its layout, the standing of the building, and finally how rare the property is. Two homes "in Hydra" can be separated by a considerable price gap.
